Provides leadership, coaching, recognition and works towards building strong professional working relationships amongst the team.</li></ul>Administrative/Office/Compliance<ul><li>Ensures that lease files are current, complete, and in compliance with MFTE, Section 8 or other applicable affordable program requirements.</li><li>Responsible for office opening on schedule, condition of office and model apartments.</li><li>Attends scheduled corporate management meetings, usually held on a quarterly basis.</li><li>Maintains records on all aspects of management activity on a daily, weekly and monthly basis. Submits required reports to corporate office on a weekly and monthly basis.</li><li>Prepare for audits and complete annual reporting.</li></ul>Resident Relations<ul><li>Initiates and perpetuates a true sense of community.</li><li>Maintains positive customer service attitude.</li><li>Is responsible for inspections with residents of move-in/move-outs.</li><li>Reviews all notices to vacate to determine the cause of the move-out.</li><li>Initiates and implements policies/procedures to maintain resident communications; e.g., complaints, service requests, etc.</li></ul>Maintenance<ul><li>Physically walks and inspects property on a regular basis; Verifies condition of vacant apartments.</li><li>Updates make-ready board indicating vacancy status on a daily basis. Coordinates with maintenance staff to ensure timely recondition of apartments after move-out.</li><li>Oversees or delegates to the Maintenance Supervisor all vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.</li><li>Monitors all maintenance activities.</li></ul>Marketing/Leasing<ul><li>Conducts market surveys monthly and provides trend report information. Shops competition and is aware of neighborhood market conditions. Welcomes and shows property to prospective new residents. Also, handles incoming phone calls from prospective new residents and completes appropriate paperwork.</li><li>Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.</li></ul>Safety and Risk Management<ul><li>Reports all liability and property incidents to Regional Manager and other appropriate Home Office departments immediately. Ensures that all workers' compensation claims are reported and proper paperwork is completed.</li><li>Become familiar with and responsible for all Thrive and any property specific policies on Water Intrusion, AMG (apparent mold growth) or other health or building safety programs.</li><li>Community Manager completes any pertinent safety checklists with maintenance staff.
